The easiest way to feel overwhelmed is to have no process of elimination. We have learned this from the thousands of buyers that we help every year. Every year is the same confusion and frustration for buyers if we allow them to "wander" around.
This is the rating system that we have successfully used at Duffy to produce client satisfaction and help them make a decision on what house is right for them. Keep in mind that there are a few steps after the rating system like talking to the neighbors, reading the seller's disclosure, getting various inspections etc...

The Rating System

Go to the first house - do not rate.

Go to the second house - each buyer (buyer's only) should rate the house 1 to 10 with 10 being the highest. If there is more than one buyer, the number rating is averaged. All houses below a 7 are eliminated and all houses 7 and above are kept on the short list.

After the short list is compiled, re-rate the houses as you make the second rounds. One house will stand out among the rest shortly.
This is simple - keep it simple and use the number that comes to the top of the mind.
