Of course we all know someone in real estate that expects us to do business with them. We would have to live under a rock or be brand new to a community to not know someone who is an agent. The problem is that many agents simply don’t do enough transactions to have a game plan that is going to find you the right house for the right price. After dealing with plenty of people in this position, we found a solution. We will share part of your cash bonus with your friend agent if you wish. You decide how much to give them, and we will write the check for you. Look, if they are angry that you did not use them AND you gave them a check, there is something wrong with that picture. In real estate, this check from us to them is called a referral fee.

What Does The Law Say About You And Your Money?
If you ask an agent who does not give a cash bonus to their buyers they will often tell you that giving money to a client is illegal. Whereas they may be spiteful and know the truth, many agents don’t know the truth because their broker simply does not allow this strategy in their business. And, some agents are confused because they are misinformed and confusing the law with the fact that agents can not give money to someone who refers business to them that is not a licensed agent. This is not the same law that permits us to give you a cash bonus. We are giving you a concession in our commission because you are a principal in the transaction. We have given clients over 2 million dollars in buyer cash bonuses and we want you to be next. We are more than confident that we are doing it legally.
Who Needs An Agent?
I think that the word “agent” has been a little misused over the years and many buyers and sellers for that matter really don’t want or trust the advice of an agent. So, I would like for you to consider us to be your sounding board, devil’s advocate or counsel, not your agent. I understand that if you get with the wrong person, it is distracting, destructive and a real drag. You need to have the right to interview agents to make sure that you get the right person for you. We give you that opportunity.
But, more importantly, if you don’t have an agent work for you exclusively by hiring them in writing and they are paid by the seller, they represent the seller. Representation for buyers is generally free so make sure that you are using your rights to their full advantage. Hire someone that you think will be an asset to your team, not a liability.
